Planning for the move and the day of close.  
               
Typically we wait for the mortgage company/bank to prepare a package after an appraisel is done.
After the mortgage packet is complete, it is forwarded to the title company for them to complete their
package. When that is complete, our office is provided a set of review documents to review with you.
In the meantime......            
               
WE:              
               
We will coordinate the appraiser, title company, inspections, loan processor, selling office, etc.
During this time, it is crucial that you keep the property both maintained AND accessible.  
               
  Access is still needed for:          
  Inspector(s): pest, well / septic, radon, property, city, etc.      
  Appraisers            
  Buyers - for preclosing walk thru        
  Others as needed: e.g. decorators, movers, trades persons      
YOU:              
               
We need help and cooperation to expedite all document flows and continued accessibility to property
to complete the many sets often involved with completing a closing.    
               
You will not want to give buyers any reasons to fear at this point. This is a large task for all involved
and we want to be courteous and flexible as much as possible.

  Certainly on the list is:          
  Utilities - arrange final read AHEAD OF TIME.        
  Phone company - old off, new on.        
  Services at new location.          
  Insurance agent for transitional coverage needed.      
  Those that are moving ( or helping ) you.        
               
Day before close:            
We will have a set of closing documents for you and us to review before closing. This gives you extra
time to look at what you will be signing and not feel as rushed at the closing table.  
               
Bring to close:            
The title company will want you to bring photo I.D., keys, garage opener, and any appliance warranty
information or other house information ( names/numbers of maintenance personnel ).
