Pre-Marketing: - Collecting Information:

             
Starting the process.
               
Recall, major transaction decisions should at a minimum consider the legal aspects, tax considerations, banking
ramifications, and insurance needs. You will want to discuss each of these with professionals of your choice.
               
In this team effort you require of us and we need help from you. If we both feel comfortable in working
with the other, then you will hire us and we will decide to accept the task.    
               
YOU:              
               
Typically step 1 includes collecting information. FROM THE PROPERTY OWNER some items we will need are:
- Prior closing documents:          
  Settlement Statement, Site Plan / Survey, Appraisal, Refinancing document set, deed, title insurance.
- Most current tax bill(s), special assessment amounts: balance, payments, etc.  
- Association bill. ( if any )          
- Mortgage company: address, loan #, balance.      
- Other liabilities to pay off related to the property: 2nd mortgage/ equity line, land contracts, etc
- Floor plan from either an appraisal, house blueprints, or a sketch    
- Neighborhood info.: e.g. association bylaws, events calendar.    
               
Items EVENTUALLY NEEDED to market:        
- History of repairs/maintenance: Date, type, who performed.      
- Utility bills for prior 12 month period: gas/ elec/ water sewer/ ( for home office ( DSL/Cable,etc)).
- Photos of outside of home in all 4 seasons, and/or special events - anything to highlight  
  the property and area          
- List of permanent upgrades/ updates: receipts, name of contractor, dates.    
- Property operating information: location of underground utilities/ septic, maintenance contracts: yard
  service, water softener, maid service, plowing..      
- Details/ wishes regarding marketing/ showings/ web tour of property. e.g: Special wished regarding sign ( typical is yard sign), access to property ( typical is lockbox access for agents ), web marketing ( typical is in/out photos of property w/out people and minimal personal effects along w/ some other documents excluding personal info. )
- Specific detailed list of items you wish to EXCLUDE from the sale and those that you would INCLUDE.
  it is highly suggested that you remove items you wish to exclude that the buyers may see and    
  become attached to...example: a treasured mirror, special lighting fixtures.      
  Note: Though not a requirement, a property inspection at this point can help you prepare
  the property and minimize the effect of inspection contingencies at a later point. This
  also serves to assist in disclosing to buyers and eliminating unexpected surprises.
