standard forms, although you are always free and as a practice advised to seek legal counsel to review
any and all documents.            
               
We will again provide some review materials from recent MLS sold data and new on market data to
assist looking at price if you so desire. Feel free to come by the office to sit down at our computer.

Recall that any change and/or counter offer at all is legally a rejection.    
point: do you want to loose the sale for the item you wish to exclude ?? perhaps its best to remove it
before showing.            
               
Note that until you accept, sign, and we have an opportunity to deliver the acceptance back to the buyers
(or agent), the buyers can change their mind and rescind the offer. ( check legal counsel for specifics ).
               
REGARDING FHA, VA, MSHDA Offers: Offers that are financed with government sponsored loans carry additional requirements from  
conventional financing. Often they will require - pest inspections, - well test ( for bacteria, chloroform, nitrites, & lead ), - septic test, and  
habitability inspection. Carefully weigh the additional costs and time with your goals. Some homes may require repairs before they will  
qualify. This is best used with highly maintained priced very affordably.
